Winning wars

Hello, would anyone be able to explain to me what is the most efficient method of waging and quickly winning a war against an adjacent country. Whenever I go into a war it is almost always long and all of my land units are almost immediately taken out as soon as I attack a town- yes I take out air defences first. If anyone could give some pointers as to targets, units and weapons to buy it would be greatly appreciated.
