New corps will loose money until they upgrade.
If the corp's product has a low price and it's supplies are high priced the corp will have high losses.
Some products are cyclical, where the corp will loose money for a few months but make a profit for the year.
Look at the world trade pages for products that are always in shortage and build those companies.
